Investor Services
Blackleaf Group LLC works with local, out-of-state and foreign investors looking for opportunity in South Florida. We look at every deal the way an investor does: comparable sales, repair estimates, title and lien research, probate and court records, and tax deed and foreclosure auction activity, so your decisions rest on verified numbers.
Foreclosures, Short Sales, Probate & Court Auctions
Blackleaf Group LLC is knowledgeable and experienced in distressed and court-driven purchases, including bank-owned (REO) and pre-foreclosure properties, short sales that require lender approval, probate and estate sales, and foreclosure and tax deed auctions conducted by the county Clerk of Court. Each follows its own rules, deadlines and risks. We help you understand the process, research title, liens and court records, and set a realistic maximum price before you commit.

Off-Market Opportunity Disclosure
How these deals work. Properties on the Off-Market Deal Map are typically controlled and structured by a third party, such as an investor or other contract holder, before they are presented to the public. In most cases that party is not the owner of record. It holds an equitable interest in the property under a purchase and sale agreement with the owner and offers the opportunity as an assignment of that contract or a similar arrangement. Your purchase is generally contingent on the underlying contract closing between that party and the current owner.
For investors. These opportunities are marketed to real estate investors buying for investment purposes, and they are not marketed to buyers seeking a primary residence. How a buyer ultimately uses a property is the buyer’s own decision and responsibility, and the terms described below apply regardless.
Preset terms. Contracts are usually prepared in advance and offered on preset terms that are largely non-negotiable. Unless the specific contract says otherwise, expect that:
All due diligence must be completed before you submit an offer.
There is no inspection or due diligence period once the contract is signed.
Your earnest money deposit (EMD) is non-refundable once the contract is signed, and a minimum deposit may be required.
The title company or closing agent is selected by the seller or assignor, not by the buyer.
Offer deadlines and closing dates are short and fixed.
Properties are sold as-is, often for cash, hard money or private money only.
Terms vary from deal to deal. Read the actual contract and assignment documents carefully, ideally with your attorney, before you sign anything or deposit any funds.
Information is not verified. Property information is compiled from third-party sources, including assignors, investors and other marketers. Blackleaf Group LLC has not independently verified it and makes no representation or warranty as to its accuracy or completeness, including price, condition, square footage, repair estimates, after-repair value (ARV), rents, title, liens, permits, code violations, zoning, flood zone or association rules.
Estimates are not values. ARV, comparable sales, rent comps, repair costs and projected returns are estimates or suggested figures supplied by others. They are not appraisals, inspections or guarantees of value, income or profit. Consult a licensed appraiser and inspector before deciding to buy.
Availability. Opportunities are subject to prior sale, price change, withdrawal or cancellation at any time without notice. Nothing on the map is an offer to sell, an offer of securities, or legal, tax, financial or investment advice.
Your responsibility. Buyers are solely responsible for their own due diligence before submitting any offer, including inspections, title search and lien review, open permits and code enforcement records, insurance, financing, and review by their own attorney, CPA and financial advisors.
Our role. Blackleaf Group LLC is a licensed Florida real estate broker. Florida law presumes a transaction broker relationship unless another relationship is established in writing; please ask about our brokerage relationship before you make an offer. Blackleaf Group LLC may receive compensation from a seller, assignor or other party, and Blackleaf Group LLC or its principals may buy, sell or hold interests in properties shown. Equal Housing Opportunity.
